Statutory compliance

What is a remedial action?

A remedial action is work identified by an inspection as necessary to bring an asset or a building into a compliant or safe condition, with a priority and a date attached.

Findings are easy to accumulate and the measure of a portfolio is how quickly they turn into completed work with evidence. Repeat findings across successive inspections are the clearest signal this is not happening.

Priority is the part most often skipped. An immediate danger code and an improvement recommendation are both findings, and a flat list means the urgent one waits behind the cosmetic one.

Closure needs evidence against the original finding rather than a tick, because the question later is not whether it was closed but what was actually done.

In practice

Observations from four different inspections across one building.

Each is tracked by the contractor who raised it, in their own system, on their own cycle. Nobody holds the combined list.

Remedial actions are generated by compliance activity and then orphaned by it, because the inspection regime and the works regime are separate processes.

The number that matters to a duty holder is how many are open and overdue across everything.

What goes wrong in practice

  • Actions closed with no evidence attached.
  • Findings from different disciplines held in separate places with no single view.
  • No owner on an action, which reliably means nobody does it.
